Rawalpindi has two housing stocks living side by side, and they ask completely different things of a piece of furniture. In the older city — Saddar, Raja Bazaar, Committee Chowk, the streets off Murree Road — rooms are often generous but doorways, stairs and street access are not, and very little of it was built to a standard a furniture catalogue would recognise. In Bahria Town, DHA Phase II and the newer Chaklala schemes, the constraint flips: regular doorways and lifts, but rooms and apartment proportions that a standard three-seater or a standard wardrobe overshoots or underfills.

Both are arguments for ordering to size. In the old city, because a stock piece often cannot physically get in. In the new schemes, because a stock piece gets in easily and then sits wrong.

The size, fabric, colour, material and finish are all yours to set. The price, the lead time and the delivery arrangement come back to you in writing before anything is made.

The process

How a custom order works

  1. Start from a design or your own idea

Send a design from the catalogue, a photograph of something you have seen, or a description of the piece you need. A sketch on a phone is enough to begin.

  2. Give us the space, not just the piece

The wall run, the ceiling height, the doorway and the route in decide more than the design does. Approximate numbers are fine to start; exact ones are taken before anything is made.

  3. Choose the options

Size, fabric or upholstery, colour, material and finish are all settled before production, along with anything handed — which wall the long run of an L-shape goes against, which side a wardrobe opens.

  4. Receive a written quotation

The specification, the price and the delivery arrangement come back to you in writing. Nothing is ordered, and nothing is charged, until you have that and have agreed to it.

  5. Production and delivery

Once confirmed, the piece is made to the agreed specification and delivered by arrangement. The lead time is part of the quotation rather than a number published in advance.

Seeing the furniture before you order

The showroom that supports Rawalpindi customers is the partner showroom at Soan Garden Markaz, near UBL — reached from the Expressway rather than from the middle of the city. For most of Bahria, DHA and the Expressway side it is a short drive; from Saddar or Satellite Town it is worth planning as a trip rather than an errand.

What the visit is for is the finish: leather grade, fabric weave and timber colour, none of which a screen reports accurately. The design itself you can settle from the catalogue at home.

If the drive is not worth it, ask for current photographs or a video of the exact fabric and finish in daylight before deciding. That is a normal request and the answer is not a sales pitch.

Delivery and access in Rawalpindi

Access varies more here than anywhere else we deliver, and it is worth being blunt about it early rather than discovering it at the door.

In the older parts of the city, the lane is the constraint before the house is. Streets off Raja Bazaar, Saddar and Committee Chowk can be too narrow for a delivery vehicle to reach the door at all, which means a hand-carry from wherever the vehicle can stop. That is usually workable — it just needs to be known in advance, because it changes both the timing and what shape of piece is sensible to order.

Older houses in these areas commonly have a narrow internal staircase with a tight half-landing, and some have no interior stair to the upper floor at all, only an external one. Where a rigid frame cannot make the turn, a knock-down or sectional build solves it — but only if it is specified before the piece is made.

In Bahria Town and DHA Phase II the roads and gates are straightforward. The constraints there are society access procedures at the gate and, in the apartment blocks, the lift car depth and door height. Measure both; the floor number is not the number that matters.

Because access is genuinely variable, the delivery charge and timeframe are confirmed for your specific address with your quotation, not published as one figure for the city.

How delivery is arranged and confirmed

What to measure before you order

  • In the old city, measure the approach before you measure the room: how close a vehicle can get, and how wide the narrowest point of the walk from there is.
  • Measure the staircase turn, not just the stair width — the diagonal clearance at the half-landing is what actually stops a sofa, and it is smaller than the stair looks.
  • Measure the wall run the piece will sit against and take at least 15 cm off each end, so the finished piece has room to read as furniture rather than as infill.
  • In apartments, measure the lift car depth and the lift door height. If either is tight, say so with the enquiry — a piece can be designed to knock down and go up the stairs instead.
  • For anything handed — an L-shape, a corner unit, a single-door wardrobe — fix the orientation before ordering. It cannot be reversed once built.

Designs to start from

Every design in the catalogue can be made to a different size, fabric, colour, material or finish. Pick one as a starting point, or send your own idea.

Questions

Questions from customers in Rawalpindi

Do you deliver custom furniture in Rawalpindi?
Yes. Delivery is arranged across the city and the cantonment. Send your area along with the product you want and we will confirm the cost and the expected timeframe before you commit.
My street is too narrow for a delivery vehicle. Is that a problem?
It is common in the older parts of the city and it is workable, but tell us at the enquiry stage rather than on the day. It affects the delivery arrangement and, sometimes, whether a piece is better built to knock down.
The staircase in my house has a tight turn. Can a sofa still be delivered?
Often yes, if it is planned for. A piece can be built in sections or as a knock-down frame so it clears the turn. That has to be decided before production, so measure the diagonal clearance at the half-landing and send it with your enquiry.
Where can I see the furniture if I live in Rawalpindi?
Through our partner showroom at Soan Garden Markaz, near UBL, reached from the Expressway. Message us first with the design you want to see so we can confirm it is currently on the floor before you make the drive.
Can I have a piece made to fit a room in an older house?
That is exactly what made-to-order is for. Send the room dimensions, the doorway and the stair, and the piece is designed against those numbers rather than against a standard size.
How is the price for a custom piece decided?
From the final specification — size, material, fabric and finish — and it is given to you in writing before anything is made. Nothing is ordered against an estimate you have not agreed to.
